Scope of AgreementThese Terms and Conditions apply to all bookings made directly via the website fjordescape.com for the rental of the vacation home Fjord-Escape, located at Herjevegen 365, 6444 Åfarnes, Norway. By completing a booking, the guest accepts these terms in full. The contract is concluded between the property owner and the registering guest.
Booking, Confirmation, and Payment 2.1. A booking request made via the website constitutes a binding offer by the guest. The contract becomes legally binding only upon written confirmation (via email) by Fjord-Escape and the receipt of the required deposit. 2.2. A deposit of 25% of the total rental amount is due within 7 days after receiving the booking confirmation. 2.3. The remaining balance must be paid no later than 30 days prior to the scheduled arrival date. For short-notice bookings made less than 30 days before arrival, the full amount is due immediately. 2.4. Payments must be made via the integrated credit card system (Stripe) or via bank transfer to our designated Norwegian bank account. All prices include the statutory Norwegian value-added tax (MVA).
Stornierungsinformationen We highly recommend that our guests purchase travel cancellation insurance. In the event of a cancellation by the guest, the following cancellation fees apply: Cancellation up to 60 days before arrival: Full refund of any payments made, minus a processing fee of 100 EUR. Cancellation between 59 and 30 days before arrival: 50% of the total rental price will be charged. Cancellation less than 30 days before arrival or in case of a non-arrival (No-Show): 100% of the total rental price will be charged. Cancellations must be submitted in writing via email. The date of receipt of the email determines the cancellation period.
Check-in and Check-out Times 4.1. To allow our external cleaning team to prepare the property to the highest standards, the rental property is available for Check-in from 16:00 (4:00 PM) onwards on the day of arrival. 4.2. On the day of departure, Check-out must be completed by 10:00 AM. Delayed check-outs that interfere with the cleaning schedule may result in additional charges. 4.3. Access to the property is granted via a smart electronic door lock. The personal, time-limited access code will be sent to the guest prior to arrival.
House Rules, Occupancy, and Care of the Property 5.1. The property may only be occupied by the maximum number of guests specified in the booking confirmation (8 persons). Subletting or hosting additional overnight guests is strictly prohibited. 5.2. Fjord-Escape is a strictly non-smoking property. Smoking or vaping inside the building will result in an immediate commercial deep-cleaning fee of min. 500 EUR. 5.3. Pets are only allowed upon prior written request and confirmation. There are additional fees for pets. 5.4. The guest agrees to treat the property, its inventory, and all amenities (including the sauna) with utmost care. The property must be left in a tidy condition upon departure (dishes washed, garbage disposed of in designated bins).
Security Deposit and Liability for Damages 6.1. Fjord-Escape reserves the right to charge or authorize a security deposit of 300 EUR via credit card prior to arrival. 6.2. The guest is fully liable for any damage caused to the building, furniture, or equipment by themselves, their co-guests, or their pets. Minor breakages (e.g., a broken glass) must be reported immediately. Major damages will be billed to the guest or deducted from the security deposit.
Force Majeure and Liability of the Owner 7.1. If the performance of the rental agreement is prevented or significantly disrupted by force majeure (e.g., natural disasters, extreme weather events blocking infrastructure, government regulations), either party may terminate the contract. In this case, liability is limited to the refund of payments already made. 7.2. The owner is not liable for temporary disruptions of public utilities (e.g., power outages, internet service provider downtime) or weather-related closures of local scenic routes (such as the Trollstigen).
Governing Law and JurisdictionThis agreement and all disputes arising from it shall be governed exclusively by Norwegian law. The exclusive place of jurisdiction for all claims resulting from this rental agreement is the local court responsible for the property location in Norway.
